Description
Where it applies: Whole UK
Rental income counts towards the Making Tax Digital threshold. If your property and self-employment income before expenses was over £30,000 in 2025 to 2026, you need MTD for Income Tax from 6 April 2027. If you own property jointly, only your share counts.
What’s included
- RuleKits_Landlord_MTD_Record_Kit_2027-28.xlsx – the blank kit
- RuleKits_Landlord_MTD_Record_Kit_2027-28_EXAMPLE.xlsx – a filled-in example copy with made-up properties and figures
- RuleKits_Landlord_MTD_Record_Kit_2027-28_How_to_Guide.pdf – a 9-page “How to use” guide
- Tabs: Start Here, Settings, Income log, Expenses log, Mileage, Quarterly Summary, Year End and Sources (official links with the date we checked them)
What it does
- Record rents and property expenses using HMRC’s property expense categories
- Track up to 19 properties, with a by-property summary. If you own a property jointly, you record your own share of the rent and costs
- Shows totals for each MTD quarterly update period
- Works in Microsoft Excel and Google Sheets. No macros.
Important
This spreadsheet keeps your records. It does not send anything to HMRC. To file under Making Tax Digital you also need HMRC-compatible bridging software.
Updates
If HMRC changes a rule that affects the 2027/28 kit, we will email you an updated copy free of charge.
Instant download
Your download is available straight after payment. At checkout you agree that the download can start straight away and that you then lose the 14-day right to cancel. Your rights if a kit is faulty are not affected.
This kit is general information to help you keep records and understand the rules. It is not legal, tax or financial advice. Check your own situation with HMRC, GOV.UK or a qualified adviser. Rules can change; we update this kit when they do.
